Overview

KIA’s award-winning design stands as a globally recognized landmark, featuring a tower rising 230 metres above a dhow-inspired six-storey podium that houses formal and public spaces, including an auditorium and executive facilities.

The KIA Headquarters (HQ) is a distinctive 48-storey tower recognized by the Council on Tall Buildings and Urban Habitat (CTBUH) among the world’s tallest. The project composition features four interconnected office courtyard atria, each spanning eight floors, and a dedicated executive courtyard with a director’s meeting suite and private lounge. Every atrium opens to the east, north, or west, maximizing daylight and views of Kuwait City.

The façade reflects the traditional mashrabiya concept, integrating a responsive shading system that modulates light and heat gain according to solar orientation whereas the podium draws inspiration from the dhow, a symbol of Kuwait’s maritime heritage, representing the nation’s progression into the future.

The headquarters accommodates sophisticated conferencing and public facilities, reinforcing  the HQ role as a symbol of governance, culture, and innovation.

Since completion, the building has received multiple international awards, including Commercial Project of the Year (2020), for its design excellence and sustainability integration.
